What are the DOMs?

The days of having your listing hit the market and have numerous showings and offers within days for the most part are gone...at least in the $500k-1M level of homes. I have a listing that is priced at $875k, so I thought I'd do some research. First, I searched the homes that other people were viewing when they looked at my listing. The houses ranged from $1.89M to 799k. Days on Market ranged from 65 to 157. Mine is at 58, pretty young comparitively.

I also did a search of houses that I felt were similar to my listing. The DOM went from 58 to 507! The prices ranged from $695k to 998k. Mine was fairly in the middle. Also, only one other house compaired as far as age.

All this to say, things have slowed down, especially in the mid range price market. For Central Oregon that seems to be 500k-1M.

Now homes in the lower range, well, that's a whole other story for another day.
